Booking policy & house terms

Clear “rules of play” for guests who book direct: arrival times, deposit, payment, cancellation. This does not replace OTA terms if you book via Airbnb, Booking.com, Agoda, Trip.com, etc.

1. Check-in & check-out

• Standard check-in: from 15:00
• Standard check-out: before 11:00
• Early check-in / late check-out: only after MKA Summerset checks availability — never assumed.
• No 24/7 hotel front desk. Please share your ETA so we can meet you (lobby, in front of 7-Eleven).

2. Holding dates & deposit

• Host-direct stays usually require a deposit agreed with MKA Summerset to lock the unit.
• Amount, deadline, and transfer details are confirmed when MKA Summerset accepts your dates — we do not publish a fixed % on this website (depends on unit type, length of stay, season, and calendar).
• Transfer only to instructions MKA Summerset sends on a verified channel. Do not pay unknown accounts or “staff” links.
• Deposit is applied to the stay total unless another written/chat agreement says otherwise.

3. Payment

• Host-direct: bank transfer and/or pay on-site (cash or other method) as agreed with MKA Summerset before or at check-in.
• This website does not process card payments or guest accounts.
• OTA bookings: payment, deposits, and refunds follow the platform policy.
• Invoices/receipts: request from MKA Summerset when needed for company expense.

4. Cancellation, date changes, refunds

• All cancel / change / deposit-refund requests are handled directly by MKA Summerset.
• Specific conditions depend on the agreement at booking, notice given, and calendar — no automatic refund table on the website.
• Bots or unofficial staff cannot approve refunds.
• OTA stays: cancel/refund under that OTA’s rules; MKA Summerset can help guide the process.

5. ID & guest count

• Passport or national ID photos for all staying guests are required before check-in (local registration / building process).
• Maximum occupancy follows the reserved unit; extra guests must be approved by MKA Summerset in advance.
• Door PIN / elevator access is shared after identity and check-in steps are complete.

6. House rules (summary)

• Follow RiverGate building rules (quiet hours, lifts, shared areas).
• Floor 7 pool: notify host ~2 hours ahead; supported window often 10:00–16:00 per building rules.
• No smoking inside the apartment (cleaning fees may apply if violated).
• Guests are responsible for damage beyond normal wear and tear.
• Wi‑Fi password is sent on the confirmed 1:1 channel at check-in.

7. Website rates

Reference weekday rates on this site (VND/night, confirmed after dates): Studio from 1,200,000 · 1 bedroom from 1,500,000 · 2 bedroom from 2,200,000 · 3 bedroom from 2,900,000. Weekends and holidays may be higher. MKA Summerset quotes the exact total after you send dates and guest count.

8. Scope

• These terms describe host-direct practice for MKA Summerset apartments inside RiverGate Residence — not the full building developer’s legal terms.
• MKA operates selected units, not the entire tower.
• MKA Summerset may update this page; see the “Updated” date above.
